Real estate sales involving a bankruptcy estate require more than traditional listing and transaction management. Property condition, liens, equity, occupancy, title issues, lender cooperation, and the economics of a potential sale can all affect whether a transaction is practical for the estate.

I have worked with bankruptcy trustees and their legal counsel on Tampa Bay real estate sales since 2015. My role is to provide the real estate information, market perspective, and transaction management needed to help trustees and their counsel evaluate a property and successfully liquidate the asset.

My educational background includes a Bachelor of Business Administration with a major in Banking, providing a strong foundation in business and finance and an understanding of lending practices. Combined with more than 20 years in real estate, this background brings a practical, problem-solving perspective to transactions where both the numbers and the details matter.

More Than Listing a Property

Before a property reaches the market, the first question is often whether a sale makes sense at all.

I assist with evaluating current market value, property condition, likely sales price in as-is condition, marketability, estimated selling costs, and potential transaction obstacles. When liens, limited or negative equity, lender approval, carve-outs, or other complications are involved, early real estate analysis can help the trustee and counsel determine whether there is a realistic path to closing.

Once a property is listed, I manage the real estate side of the transaction with clear communication and detailed follow-through, coordinating as needed with trustees, attorneys, occupants, buyers, lenders, title professionals, associations, and other parties involved.

Short Sales & Lender Negotiations

Bankruptcy estate sales involving insufficient equity may require lender cooperation, a short sale, negotiated payoff, or other arrangements before a transaction can move forward.

I am happy to work with any short-sale negotiator, attorney, or other professional preferred by the trustee or legal counsel. I am accustomed to working as part of a larger professional team and do not require the use of a particular provider.

When resources are needed, I also have established relationships with experienced professionals whom I can recommend. This gives trustees and counsel the flexibility to use their existing resources or draw upon mine when appropriate.
